Letting a Property

Prior to letting a property you will need to ensure that it complies with all relevant current legislation. We can advise you on preparing the property, using our considerable experience of the market and the area, on likely rental income.

Once your property is ready to let we can offer you a comprehensive marketing program: we will visit your property and prepare full particulars including photographs.

We will arrange and conduct viewings for potential tenants and once we have found a tenant, we can take up references i.e. collect a full financial picture of the prospective tenants confirming their ability to pay the rent and look after the property.

It is advisable to let your property on an Assured Shorthold Tenancy Agreement which we can usually prepare on your behalf along with the necessary statutory notices required under the Housing Act 1988 (as amended by the Housing Act 1996). This only applies to property with an annual rental income under £25,000. Should the rental income exceed this figure we will discuss the lease tenancy that is available.

Prior to the letting we can arrange for an inventory/property schedule to be carried out on your property. This we recommend whether the property is furnished or not.
